Well we aren't new homeowners and we're completely okay with that. We weren't emotional about it because in the end neither of us felt we were prepared to pay what it would go for and we were right. It went for $30,000 more than we'd set as our limit.

I feel good, I feel recharged somehow. I love our home, always have. It's small and won't accommodate our little family moving forward, but that's its only shortcoming. If only we had another 100m2 we'd have enough space, but we don't. So, we're going to focus on finishing off everything around here that we've put off, not super exciting but things that will make SUCH a difference like new carpets, new BIR's and BIshelving in the lounge. We may also do our back yard and make it into a more native and organic outdoor space. We may also find a way to squeeze in a trampoline and a water feature - the girls most loved features from the house that wasn't meant to be!

So, we feel good about it and not disappointed, which I'm so happy about.

Good for you. No use wallowing in the "what might have beens". It's always good to have a contingency plan. And be happy in the fact that you didn't over extend yourselves financially. The house across the road from us sold for an extrodinary amount for what it was yesterday. The mind boggles!

We often think about house up-sizing but the size of the house is really the only negative factor (& being up on a hill in terms of minimising our car usage).

Today we visited the Hobart Botanical gardens & had a look through a tiny old cottage with rooms the size of our bathroom (lounge & bedrooms!) where a family once lived. It made me realise we just need to make the most of the space we have & to get rid of some stuff (the hard part!)

Plus if we over-extended ourselves money-wise we would never be around to enjoy a bigger house as we would always be working!

I was so wishing that you got your house, but it is certainly better to know your limit and be realistic. Prices of homes are much too expensive! May be someday a chance will come up again...SF living is rather small. I survived growing up in a 800 sq. ft apartment with my brother and mom in SF if that says anything.

I am happy you're happy with the outcome. Your remodeling goals sound really exciting.

I am a big believer in things happening for a reason. You have the perfect attitude when it comes to buying a house!!

Oooh, I've missed something here but I'll comment anyway. Don't you think when you miss out on one thing or another that you appreciate what you love about the original (not always - cars are a good case in point).
The water feature sounds a lovely idea, very calming indeed!

It sounds like the whole thing was a worthy exercise. I'm craving a little more inside space too - I'm sure the house has contracted with all this cold weather!

I also believe that things happen for a reason. Though sometimes we never find out what this reason is.

I have to say that you have cheap houses. Is is almost impossible to get a house here for less than 150.000 EUR for 100 square m. Maybe that's why we rarely move...
